Summary

No residential development shall occur on Tract A until it can be developed in conjunction with adjacent properties to the west. The density allowable for development of Tract A shall be reduced to account for any density credits transferred to Tract B. Tract B shall be permitted to develop at a maximum density of 50 units as indicated in the site plan.

1._No residential development shall occur on Tract A until it can be developed in conjunction with adjacent properties to the west in sufficient degree to meet the setback, open space and lot coverage requirements which would apply to the site if it were a lot separate from Tract B. The density allowable for development of Tract A shall be reduced to account for any density credits transferred to Tract B.

2._Tract B shall be permitted to develop at a maximum density of 50 units as indicated in the site plan.
